Liquid rubber roofing is the answer when a roof has too many awkward details for sheet materials, or when a tired flat roof needs sealing without a full strip. It is a cold-applied resin, brushed or rolled on wet, that cures into one seamless membrane bonded to the whole surface. Abbotts Flat Roofing installs liquid systems on homes and commercial buildings across Staffordshire, backed by over 15 years in the trade.
Because there are no hot works, liquid applied roofing is one of the safest ways to work on occupied buildings: schools, offices, shops and industrial units can stay open while we work above them. It also flows around pipes, upstands and rooflights, exactly where most flat roofs fail first. The system is simple to understand. The roof is cleaned and prepared, then the resin goes on wet with a brush or roller and cures into a fully bonded flat roof coating with no seams, no joints and no laps. Water cannot track underneath it because it is stuck to the deck across the whole area. That makes it a strong choice for roof refurbishment where the deck is sound but the surface has had its day.
At home, that means garage roofs, extensions, dormers, porches and garden rooms, especially ones cluttered with rooflights and soil pipes. On commercial buildings it comes into its own on gutters and detail work. We have relined industrial valley gutters end to end, lined parapet gutters on commercial buildings and sealed the joint lines on metal roofs where fixings and laps had started letting water in.

Preparation decides whether a liquid roof lasts. We start by getting the surface clean, dry and sound: moss and dirt off, any wet insulation or rotten deck cut out and replaced. Cracks and open joints are treated first, and detail areas around pipes, upstands and rooflights are reinforced so the weakest points become the strongest. Skipping this stage is why cheap coating jobs fail within a couple of winters.
The resin then goes on in controlled coats, usually with a reinforcing layer bedded into the details, and each coat is checked before the next. Because it is cold applied there is no flame risk, no smell of hot bitumen through the building and no need to shut anything down. Most jobs are done in a day or two depending on size and weather, and we leave the roof and the site tidy.

Ponding water, blisters, cracked felt, stained ceilings and gutters that never quite dry out are the usual warning signs on a flat roof. The honest answer on repair versus replace depends on the deck. If the structure underneath is dry and solid, an overlay in liquid is often the smart move: full flat roof sealing without the cost, mess and skip hire of a strip and re-board.
If the deck is soaked or rotten, coating over it just buries the problem, and we will say so. Done properly on a sound base, a liquid system can give decades of service and can be recoated later to extend its life further, which makes it strong value over time. It depends on the system and the thickness applied, but on a properly prepared roof you can realistically expect 20 years or more, and many systems can be recoated near the end of that period to extend the life again. Preparation matters more than the tin. A roof that is coated while damp or dirty will fail early no matter what product is used.
Often, yes. If the deck and insulation underneath are dry and sound, overlaying with a liquid system is a genuine roof refurbishment, not a bodge, and avoids the cost and disruption of a full strip. We check the roof first, sometimes cutting a small test section, and if the base is wet we will tell you an overlay is the wrong call.
Size is the obvious one, but detail work matters more than people expect. A plain garage roof is quick, while a roof full of pipes, rooflights and upstands takes longer to prepare and reinforce.
